LEGAL DESCRIPTION: The East Half of the Southeast Quarter of Section 7, Township 84 North, Range 1 East of
the 5th Principal Meridian, Jackson County, Iowa; EXCEPTING therefrom that part thereof included within Parcel A
as shown on the Plat of Survey recorded October 21, 1994 in Book 1-H Page 129 in the Office of the Recorder of
Jackson County, Iowa; AND FURTHER EXCEPTING therefrom Parcel B as shown on the Plat of Survey recorded
August 15, 2007 as Document No. 07-3667 in Book 1-R Page 95 in the Office of the Recorder aforesaid, said Parcel B
containing 10.69 acres; together with all easements and servient estates appurtenant thereto, including a permanent
easement for ingress and egress over the 25-foot wide strip of land running from Jackson County 17th Avenue to said

SALE: This farm property is being offered for sale by sealed bid. Bids must be in writing and include the name, address and telephone number of the bidder. Bids should be mailed or delivered to Steven J. Kahler, Attorney at Law,
123 N. Main Street, Maquoketa, IA 52060, and must be received no later than 5:00 p.m. on May 16, 2022. Based
upon the bids received the top 3 bidding parties will be contacted by telephone to submit a 2nd round of written bids to
the law office of Schoenthaler, Bartelt, Kahler & Reicks no later than 1:00 p.m. on May 18, 2022.
CONTRACT FOR PURCHASE and DOWN PAYMENT: The successful bidder agrees to sign a contract to purchase
the real estate by no later than 5:00 p.m. on May 18, 2022. The contract for purchase requires: A down payment of
10% of the purchase price upon signing to be paid in the form of cash, cashier’s check, bank draft, money order or
certified check made payable to Schoenthaler, Bartelt, Kahler & Reicks Trust Account, with the remaining 90% of the
purchase price to be paid in cash at the closing; closing to be held at a mutually agreeable date, time and place on or
about June 23, 2022. The contract for purchase will not contain any Buyer contingencies including, but not limited to,
financing, and shall contain other usual terms and conditions for the sale of Jackson County farm real estate including, but not limited to, the proration of real estate taxes to the date of possession, and delivery of an Abstract of Title
showing merchantable title to the real estate in the present owners.
FARM LEASE: Possession of the real estate to be given at closing subject to a farm lease for the 2022 crop year.
